Specialty trade vs general contractor

Hire a specialty trade when the scope is mostly one craft — a service panel, furnace swap, re-roof, or drain repair — and you (or your designer) will coordinate the rest. Hire a general contractor / design-build GC when several trades must sequence together (kitchen, bath, addition) and you want one written steward for permits, schedule, and punch list.

These Board directories are editorial shortlists — not paid placement. Prefer firms that serve the parcel’s city in King County, Snohomish County, or Seattle — Edmonds and South Snohomish included — and broader metro firms when they clearly cover that corridor. Trade directories FAQ

What are these trade directories?

They are Board-published shortlists of specialty trade contractors homeowners and GCs use alongside remodel and addition projects in the Pacific Northwest — King County, Snohomish County, and Seattle. They are not paid placements.

Does the Board verify every license on this page?

No. Listings are compiled from public research. Always re-verify contractor status at WA L&I Verify before hiring.

Should I hire a trade directly or through a general contractor?

Either path is common. Use a specialty hire for single-craft scopes; use a design-build GC when kitchen, bath, or addition work needs one steward for permits and sequencing. Specialty pages help for direct hire or a second opinion — then re-verify at WA L&I.

Is the Board a general contractor or trade firm?

The Board publishes construction standards and contractor directories so homeowners can shortlist and hire with clearer criteria. Rankings highlight Board #1 and other verified firms — start there when you are ready to hire.

Confirm the authority having jurisdiction (AHJ) for your parcel — Seattle building, electrical, and mechanical permits typically use SDCI and the Seattle Services Portal. Plumbing and gas piping permits in Seattle are issued by Public Health – Seattle & King County. Many other Puget Sound cities use MyBuildingPermit.
