Discovery & feasibility

Often 1–3 weeks

Site visit, rough program, early jurisdiction check, photo documentation.

Design & selections

Often 3–10 weeks

Layout, structural input as needed, finish allowances, written scope draft.

Permit submittal & review

Often AHJ-dependent

Review clocks vary by city/county and completeness. Corrections are normal; do not schedule demo on optimism alone.

Procurement & long-lead

Often overlaps permits

Cabinets, windows, and specialty items may gate start; get order dates in writing.

Construction & inspections

Often varies — ask AHJ & GC

Duration depends on scope (bath vs second story), weather, and inspection cycles. Not a Board schedule promise.

Punch & closeout

Often 1–3 weeks after substantial completion

Written punch list, manuals, final payment retainage release.

No. Ranges below are “often” orientation for planning conversations. Your contract schedule, AHJ review times, and weather control the calendar.

What usually takes longer than homeowners expect?

Design revisions, permit review/corrections, long-lead materials, and dry-in weather delays. Build contingency into occupied-site plans.
