Design-build vs bid-build
Process education for North Sound homeowners comparing design-build continuity with traditional design-bid-build. No invented savings percentages — compare scopes and verify at L&I.
Two common paths (plain language)
Design-build keeps design and construction under one accountable team (or tightly partnered team). Continuity can reduce finger-pointing when drawings meet the site — but you still need written scope, allowances, and permit ownership.
Bid-build (traditional) separates design (architect/designer) from construction bidding. Competing bids can illuminate price — but only if drawings and specs are complete enough that bidders are pricing the same job.

Steward questions for either path
- Who owns the permit package and who stands for inspections?
- Are finishes allowances or fixed selections — and how are overages approved?
- What is the dry-in / weather plan if roofs or walls open in North Sound rain?
- Does the contract legal name match WA L&I Verify today?
- How are design revisions priced after the proposal date?
- What punch-list and closeout documents will I receive?
Design-build vs bid FAQ
Which process is cheaper?
Neither path has a Board-guaranteed price advantage. Design-build can reduce redesign churn; traditional bid can surface competing numbers. Compare written scopes, allowances, and permit ownership — not slogans.
Does design-build mean I skip permits?
No. Permit rules follow the parcel’s AHJ regardless of delivery method. See the permit hub and ask who owns the submittal.
Can I still get multiple proposals under design-build?
Yes — many homeowners interview more than one design-build firm. Use the same hire questions and bid-comparison checklist so proposals line up.
