Compare apples to apples

  • Same rooms / square footage / structural scope described in writing.
  • Same allowance list (cabinets, counters, tile, fixtures, appliances) with dollar placeholders disclosed by each bidder — do not invent Board averages.
  • Exclusions listed (haul-off, engineering, temporary facilities, painting, landscaping).
  • Who pulls which permits and who pays fees.
  • Payment schedule tied to milestones; retainage / final payment rules.
  • Warranty language and punch-list process stated.
  • Legal business name matches WA L&I Verify result.
  • Single steward contact named for schedule and decisions.

Does the Board publish average remodel prices?

No. The Board does not invent price bands or ROI figures. Compare written scopes, allowances, and exclusions — then obtain bids from licensed firms.

What if one bid is much lower?

Re-read exclusions, allowance values, permit ownership, and staffing. Use red-flags hiring and L&I Verify before treating a low number as a bargain.
